A fast-growing company is joining the ranks at Nashville Yards.

New York-based coworking concept Industrious is the latest office tenant revealed for the new Pinnacle tower.

The company signed a 30,000-square-foot lease and will be located on the 14th floor of the 35-story office building, according to Peri Demestihas, head of real estate growth for Industrious.

The Nashville Yards location will be Industrious’ fourth in Music City. The company entered the local market in 2016 with the opening of its Gulch Crossing location at 1033 Demonbreun St. Since then, Industrious found home in downtown’s Philips Plaza and recently opened a location in Germantown’s Neuhoff District.

“[Nashville Yards] is an incredible development. How often do you get to be involved in an 18-acre transformational project in an incredible city like Nashville? They are literally building a city within a city,” Demestihas told the Business Journal. “For us, that’s such an incredible opportunity to be able to bring premium flex office because I can’t imagine the amount of people who are going to want to be there. That’s going to be the epicenter of Nashville.”

Southwest Value Partners, led by Cary Mack, is spearheading Nashville Yards which is nearing opening. The massive development at the entryway to downtown includes two Amazon towers, the Grand Hyatt, the Union Station hotel, a future entertainment district and more. The project’s total price tag is estimated to exceed $1 billion.

Industrious is joining big-name tenants like Pinnacle Financial PartnersBass Berry & Sims and PricewaterhouseCoopers in the move to the new office tower.

“Industrious is the ideal partner for Nashville Yards,” Mack said in an emailed statement to the Business Journal. “We are proud of our new association with Industrious, and the opportunities they provide to open Nashville Yards to an additional set of highly attractive, diverse tenants.”

Industrious has more than 200 locations in 65 cities globally. The hospitality-focused company offers private offices, suites and flexible workplace memberships.

Though Industrious continues to grow globally, expansion in Nashville is a priority for the company.

“[Industrious’ expansion] matches the rapid expansion of Nashville. Three to four years ago, we only had two locations. We are adding inventory, but in two completely separate places. Not only can they exist side by side, but they complement each other. You want to have coverage in the right areas for your members,” Demestihas said. “Given the performance of both units … it speaks to the demand in the city.”

The Nashville Yards location, located at 21 Platform Way S., is expected to open in summer 2025.

Nashville Yards continues to draw in new tenants with many industry professionals saying the development is shifting the epicenter of downtown.

Most recently, a wine bar and two Salt Lake City-based hat brands announced they were opening in the development. Nearby, veteran developer Tony Giarratana is underway on plans for his 60-story Paramount tower and multiple buildings are on the market.

“I’ve travelled all over for a busy, growing company running real estate all over the country, and there is not much happening like Nashville Yards anywhere in the United States,” Demestihas said.
